Administered by the Jackson Hole Land Trust (JHLT), the purpose of Northern Rocky Ranches is to provide an online inventory of large ranch properties for sale in Wyoming, Montana, and Idaho. The goal is to educate potential buyers about the tax benefits of buying and conserving a property in the inventory. Each property contains a summary of its conservation values, as well as general details about the property and contact information.
The JHLT works in conjunction with numerous land trusts throughout these three states, as well as with the local realtors who work within the land trusts' territories. A land trust is a private, non-profit organization that works locally or regionally to permanently protect critical conservation values, such as agricultural, scenic, or wildlife, from development. State laws do not permit land trusts to take real estate commissions. The role of the land trusts is to work cooperatively with the real estate community and to assist realtors and their clients, at no cost, in understanding the benefits of protecting property through the donation of a conservation easement . This benefits the land trusts by helping to create the possibility for future land conservation in the Northern Rockies.
